Spacious, modern and well-appointed 5 Bedroom family home, which can sleep up to 12.

 

Wooden floors throughout & Log burner. Secure off-street parking for at least 6 cars. Large garden. Decent Wi-Fi. Dog friendly.

 

Beautiful decking area & ample sized garden with large Hot Tub (can be used until 10.30pm).

 

There is an additional 1 Bed Annexe onsite which can sleep up to 4 if extra space needed and it is available for an extra cost. Bring the whole family to this great place with lots of room.

The Space

Plenty of living space

Guests will have uninterrupted access to the whole house. Please be aware this is a real family home and perfect for large family groups getting together. It is very comfortable and has a lovely feel to it. We operate a No Party Policy, so please don’t use the space in any other way than you would your own house. The hot tub must be vacated by 10.30pm as this is a quiet residential area.

 

Plenty of living space downstairs and 5 Bedrooms upstairs.

There is also an additional sofa bed available downstairs, though please bear in mind this will impact on living space. Please let us know in advance if you require the additional sofa beds (2 x Doubles & 1 x Single) and we will set up.

 

Lots of extra storage, if needed. Equipped with all all mod cons throughout.

 

There is also a lovely spacious garden outside with a raised decking area and full size table tennis table which has lighting and seating for 12 easily. There is also a bar football game on the patio and a 7x4ft pool table. Guests are requested to recover the outside games and bikes in the event of rain or upon their departure.

Dog Friendly

Note for Dog Owners

There are several large throws in the main hallway by the coat stand for use if your dog is likely to go on the furniture. There is also an additional £50 charge for 4 legged friends visiting … this is charged via Airbnb when making the booking (maximum of two, extra charge for more).

Parking

For atleast 6 cars

Secure off street parking for at least 6 cars, guests are requested to park directly outside the Main House on the right side as opposed to the garages on the left side as separate access may be required during their stay.

Guest Access

Note for Guests

Although Wellsbourne is a largish village and close to both the Cotswolds and Stratford upon Avon it is recommended that guests have their own independent means of transport whilst staying.

 

There is plenty of private parking available for at least 6 cars (more if you double park) on a secure drive way located directly outside the main front door.

 

Guests staying in the main house without the additional use of the Annexe are requested to park outside of the house and not in front of the garage to the side as this is reserved for Guests who are staying the separate Annexe.

Things to Note

Important

  • There is an additional charge of £50 when bringing a dog to the property. this covers two dogs, please let us know if you plan on bringing more.
  • There is an additional Annexe on-site which is accessed separately and can sleep up to 4 if extra space needed.
  • The annexe is separate to the house and if there are any guests in there, they won’t use the garden if the main house is rented out.
  • We provide one towel per guest. You may need to bring more especially if you plan to use the hot tub.
  • Guests staying in the main house without the additional use of the Annexe are requested to park outside of the house and not in front of the garage to the side as this is reserved for Guests who are staying the separate Annex
  • If you are booking two nights from Friday to Sunday, i can often give a discount if you book the Thursday or Sunday as well, subject to availability.
  • If you don’t need to use the hot tub please enquire as I may be able to offer a small discount on the prices at certain times of the year. The prices quoted through Airbnb include the use of the hot tub. Please enquire before booking about this possible discount. I cannot offer a discount after booking.
  • House guests have exclusive use of the hot tub. As this is a quiet neighbourhood, we don’t allow use of the tub after 10.30pm. If this rule is abused we may ban use for the rest of the stay as the neighbour that side has complained. I really don’t want to do this as I’m no killjoy but I have to think of the other people nearby.
  • Hot tub water is NOT changed everytime we have new guests. normally it is changed every 2 or 3 months. It is maintained according to the manufacturers guidelines using Bromine , PH+ and certain foam removal products so there may be a slight smell of chemicals. We’ve had no instances of any problems and it is 100% safe when used correctly but use at own discretion. Water can get cloudy or foamy when guests use the tub with tanning products, make up, moisturisers etc
  • There is a log burner but guests need to bring own kindling and logs etc
  • The hot tub is normally turned to a lower temperature on midnight of the last night of your stay. This is automated so please let us know if it will be used on the day of departure.
  • The property has a Aosu doorbell (similar to Ring).
